Many Customers ask about our practices, and of course, RFD Property Management Services will locate and screen potential tenants, oversee routine maintenance of your property and promptly handle any unforeseen problems or emergencies as they occur.  But our real mission field is to make your experience as a property owner completely worry free by providing Superior Services with Real Integrity, coupled with Timely and well Researched Communications, so that you are always aware and informed.
 
Our Vision has always been to provide the Rogue Valley with the ultimate property management services, and though RFD Property Management Services is a smaller, leaner, family-owned property management company serving the management needs of the Southern Oregon market, we are nonetheless State of Oregon Licensed Property Managers and we own rentals ourselves, so we know and understand the importance of having a Return on Investment, is directly linked to True Customer Service, Honesty and Cost Containment.

Our Goal Is to Reduce Your Operating Expenses and Increase Your Profits by Minimizing vacancy periods, Quick turnaround times get your rentals in Tenant ready condition. We have built strong relationships over the past 20+ Years with local contractors, cleaners, electricians, etc., and the discounts vendors extend to RFD Property Management Services are passed through to our Owners.

We perform Quarterly Interior and exterior Residential inspections to ensure that your portfolio is properly maintained and the contractual rules are followed. We enforce a very strict screening policy and charge the prospective tenant(s) a $40 application fee to receive their credit check, criminal check, registered sex offender check, eviction history check, employment/income verification, and past residency verification. In addition, we request a copy of their driver’s license or applicable Government Issued ID.

Few Things to Keep in Mind:

The costs for a Property Manager are tax deductible.
The advantages to having a Property Manager are immeasurable.
We charge only 10% of the monthly rental amount.
We are confident that our Management fees will prove to be insignificant compared to the savings we deliver to our Owners from reduced Vacancy time, reduced Maintenance costs by holding the Tenants Responsible for their Damages, and Increased Property Values, that only comes through diligent, Property Management Supervision.

Services we provide include, but are not limited to:
 
·        Meeting with the property owner to establish his or her needs.
Establishing the proper rental amount by reviewing the property and appraising it for marketability in the current market.
·        Arranging any and all necessary work to be completed on the property prior to placing it on the Internet for rent.
·        Advertising the property for rent on our website, various real estate websites (Zillow, Apartments.com, Craiglist.com), and in our local newspaper, and placing "FOR RENT" signs on the property.
·        Complete and thorough tenant screening using background checks, credit checks, income verification, and past rental history.     
·        One Time Tenant Placements.
·        Ensuring on time monthly rent collection.
·        Generating monthly financial statements for all owners.  
·        Ordering any needed repairs when the property is rented.
·        Making monthly drive by inspections of the property.
·        Personally showing the property to prospective and qualified tenants,
ensuring that the security of your investment never leaves our hands.
·        Inspecting the property with the new tenants.
·        Taking digital photos before and after a tenant occupies the property ensuring the condition of the property remains the same.
·        Making sure that all the conditions of the rental agreement are upheld.
·        Inspecting the property after the tenant moves out.
·        At the Close of the Tenancy, we Inspect the Property and make all necessary repairs prior to the
Dispersing of Tenants Security Deposits, as appropriate and required by Oregon law.
